Summer Ridge HOA Fencing Guide, Sammamish

Summer Ridge is a Sammamish neighborhood whose HOA publishes a fencing standard: all fencing is standard 6-foot cedar with a top rail, boards placed vertically, and a clear, tan, or light-brown stain. The HOA says there are no exceptions to the 6-foot cedar standard. Its CC&Rs keep fences out of front yards and cap fences at 6 feet, and its Architectural Control Committee (ACC) approves changes. MyFence handles the ACC request for the homeowner.

MyFence is not affiliated with Summer Ridge HOA, is not an approved vendor, and does not speak for the association or its architectural committee. Every association rule on this page comes from the association's own public website, linked below. Associations can change their guidelines, so confirm the current version with the association before you build. Where this page does not cover a detail, check with the association's architectural committee.

Summer Ridge fence approval process

1

Use the community standard

All fencing is standard 6-foot cedar with a top rail, boards placed vertically; post caps are optional. Stain must be clear, tan, or light brown. The HOA says there are no exceptions to 6-foot cedar, including when retaining walls are requested.

2

Plan the fence line

No fencing of any kind is permitted in front yards, and fences may not extend past the front of the house (the garage does not count as the front). Side and rear fences may not exceed 6 feet. The HOA's design guidelines also require a 15 ft by 15 ft sight-distance triangle at driveways and street intersections, with nothing over 42 inches inside it.

3

Note board spacing and adjoining fences

Vertical cedar boards must be spaced between 0 and 1/4 inch at installation. Retaining walls are discouraged; where one is requested, the owner provides an updated drainage plan and keeps the fence the same height as any adjoining fence.

4

Get ACC approval, then build

Materials and colors require ACC approval under the design guidelines. Build after approval. City of Sammamish rules apply as well, and the HOA says its CC&Rs take precedence where they are stricter.
